What is CPI and how does it affect rent increases?
CPI (Consumer Price Index) is an index measuring price changes of goods and services purchased by consumers. According to the Turkish Code of Obligations, residential rent increases cannot exceed the 12-month CPI average announced by TURKSTAT for the previous rental year.
How is the rent increase rate calculated?
The rent increase rate is calculated using the 12-month CPI average from the month preceding the contract renewal month. For example, if your contract renews in March 2025, the February 2025 CPI 12-month average is used.
What is the 25% rent increase cap, is it still valid?
The government applied a 25% cap on residential rent increases from June 2022 to protect tenants during high inflation. This temporary regulation expired on July 1, 2024.
Can my landlord increase rent above the CPI rate?
No, according to Article 344 of the Turkish Code of Obligations, rent increases in residential lease agreements cannot exceed the CPI 12-month average.
